Description:
The four-story, Class A headquarters for fast-food franchisee KBP Brands is the latest addition to Leawood’s Hallbrook Office Center. The project replaced a piecemeal leased office space with a cohesive headquarters that features floor-to-ceiling glass windows, indoor-outdoor spaces overlooking the nearby golf course, flexible gathering areas and a central open staircase.
Identity in a place:
KBP sought a space that reflected its evolution, growth and culture, said Michael Goslinga, principal designer and partner with Hoefer Welker. KBP’s restaurants are widespread, so the company wanted its headquarters to express warmth, welcome and appreciation, even to restaurant employees who visit only occasionally. Details such as comfortable furnishings, appealing textures and warm colors embrace the “resimercial” concept of work: offering the comforts of home with a family-like environment.
Challenges:
The city previously approved a preliminary design plan for the site, and KBP was eager to fast-track its headquarters, so the design team adapted the existing plan to KBP’s needs, Goslinga said. The modifications effectively yielded a build-to-suit office without taking the project back to square one.

Three Hallbrook Place, 11141 Overbrook Road, Leawood
Size:
120,000 square feet
Value:
about $40 million
